About the position

The Property Manager is responsible for the daily oversight of tenant-occupied buildings, ensuring efficient and cost-effective operations while adhering to regulatory requirements. This role involves maintaining physical assets, managing lease-up activities, determining program eligibility, overseeing rent management, and handling financial reporting. The Property Manager plays a crucial role in providing quality service to residents and supporting the strategic goals of Advantix Development Corporation.

Responsibilities

• Maintain the physical assets of the property by coordinating maintenance activities and conducting inspections.
• Conduct lease-up activities, including move-ins and inspections, and monitor unit turnaround times.
• Determine program eligibility by assisting applicants and verifying information for LIHTC and Section 8 programs.
• Manage rent collection processes and maintain effective resident relations.
• Prepare financial reports and assist in budget preparation and inventory control.
• Provide administrative management by maintaining tenant files, preparing newsletters, and addressing emergencies.

Requirements

• Minimum of three (3) years of property management experience, preferably with project-based Section 8/tax credit properties.
• Two (2) years of supervisory experience is required.
• Strong knowledge of LIHTC regulations and experience with Yardi and Rent Café is preferred.
• Possession of a valid Indiana Driver's License is required.
• Four (4) years in an approved higher educational institute is preferred.

Nice-to-haves

• CAM certification is strongly preferred.
• Experience in affordable housing management is a plus.
