The Property Manager is tasked with ensuring the property is well-maintained, financially sound, and compliant with all regulations. The manager will also be responsible for long-range capital improvements planning to enhance the property’s value and appeal. In addition to operational duties, the Property Manager must ensure that all financial transactions are accurately recorded and deposited daily, adhering to proper bookkeeping procedures. This includes compiling weekly and monthly property status reports and responding promptly to resident concerns and complaints. The role requires the preparation of move-in paperwork, keys, and remotes for new residents, as well as the management of a resident renewal program aimed at encouraging retention. Creating a sense of community while maintaining professional boundaries is crucial. The Property Manager will oversee maintenance requests and ensure timely completion of work orders, while also monitoring utility usage on the property. Responsibilities

  • Manage day-to-day operations of the property.

  • Compile weekly/monthly property status reports.
  • Promptly respond to resident concerns, comments, and complaints.
  • Prepare move-in paperwork, keys, and remotes for new residents.
  • Operate the office in a professional, clean, and well-staffed manner.
  • Inspect make-ready apartments prior to move-in.
  • Maintain and create a resident renewal program to encourage retention.
  • Create a sense of community while maintaining non-fraternization policies.
  • Manage property maintenance with the assistance of the maintenance team.
  • Evaluate timely completion of work orders for repairs and maintenance requests.
  • Maintain compliance with required permits for operating the property.
  • Monitor electric, water, and gas usage on the property.
  • Manage all financial responsibilities, including approving and submitting invoices for payment.
  • Maintain accurate records of property transactions and submit timely reports.
  • Complete variance reports and other weekly reports.
  • Manage and monitor rental collection, ensuring timely posting of rent and charges.
  • Ensure proper legal notices are given and deadlines met for eviction processes.
  • Respond to violations and communicate with residents regarding lease agreements.
  • Assess move-out conditions and manage final account statements.
  • Refer any liability claims or legal complaints to the Regional Manager or corporate office.
  • Create, mentor, and manage a cohesive property management team.
  • Coordinate orientation and ongoing training programs for property staff.
  • Complete performance reviews and recommend salary increases or advancements.
  • Manage time off for property management team and submit payroll for processing.
  • Ensure staff receives safety orientation and annual training.
  • Coordinate with maintenance supervisor for safety meetings and training.
  • Report any workers' compensation issues or employee incidents immediately.
  • Manage and monitor marketing activities to secure prospective residents.
  • Supervise the leasing team to ensure maximum occupancy.

Requirements

  • High school diploma or GED required.
  • Minimum two years' experience as a multi-family property manager.
  • Working knowledge of OneSite or other property management software.
  • Valid driver's license and reliable transportation with auto insurance.
  • Proven ability to market properties effectively.
  • Strong communication and customer service skills.

Nice-to-haves

  • Associate's degree in a relevant field preferred.
  • CAM, ARM, or CCRM certification preferred.
  • Bilingual or multilingual skills preferred.
