About the position

The Property Manager at Community Housing Innovations Inc. (CHI) is responsible for overseeing the physical and tenancy aspects of all CHI-owned and leased assets in the Bronx, NY. This role ensures that quality housing services are provided in compliance with guidelines established by CHI, HUD, and other relevant agencies. The position requires maintaining property and tenant files, resolving tenant complaints, and ensuring compliance with health and safety standards.

Responsibilities

  • Maintain property and tenant files in compliance with grant requirements.
  • Investigate and resolve tenants' property management complaints relevant to repair and maintenance issues.
  • Use property management software to ensure tenant notices are sent and evictions are processed according to policy and law.
  • Ensure all CHI properties meet health and safety standards.
  • Work with authorities regarding insurance claims related to property issues.
  • Prevent loss of income due to lost rental payments and tenant damages.
  • Inspect all units prior to move-ins and after move-outs.
  • Act as liaison during DSS inspections and conduct annual unit inspections.
  • Market and show all vacant rental units to prevent vacancy loss.
  • Bid out work orders for best pricing and interact with agencies to clear violations.
  • Monitor and prioritize health and safety issues at all sites.
  • Enforce tenant selection criteria, including Fair Housing guidelines.

Requirements

  • High school diploma or GED required; Bachelor's Degree preferred.
  • Minimum 2 years of experience as a residential property manager.
  • Knowledge of rental property laws, Housing Quality Standards, and landlord/tenant relationships.
  • Certified Property Manager (C.P.M.) or Registered Apartment Manager (RAM) certification preferred.
  • Valid driver's license and automobile insurance required.
  • Excellent verbal and written communication skills; proficiency in English required, Spanish is a plus.
  • Working knowledge of property management software (YARDI Voyager) and basic competency in MS Office.

Nice-to-haves

  • Experience with Yardi property management software.
  • Bilingual in Spanish.
