About the position

Global Integrity Realty Corp is a leading residential property management company currently managing over 3,000 units in southern California, Florida, and New Jersey. As a Property Manager, you will be responsible for maintaining the best possible occupancy for the apartment community, ensuring that all units are well-managed and that residents are satisfied with their living experience. This role involves overseeing the unit rehabilitation process for all available apartments, which includes managing vendors and maintenance team members to ensure that all work is completed to a high standard. In addition to managing the physical aspects of the property, you will also be responsible for overseeing the hiring and performance of property team members, as well as training new staff. You will be expected to show available apartments to prospective residents and practice professional leasing techniques to attract new tenants. Implementing and managing marketing initiatives will be a key part of your role, as will staying informed about market conditions in the area where the community is located. You will need to keep accurate records of resident and property activities, process applicant paperwork including applications, proof of income, and conduct credit and background checks in accordance with company policies. Conducting move-ins for new residents and overseeing maintenance requests to ensure they are completed on time and correctly will also be part of your responsibilities. Additionally, you will collect and record rents and deposits, review invoices to ensure accuracy, and monitor the property budget to ensure adherence to financial guidelines. Completing variance reports and other financial reports as requested, while complying with all Property Management Firm employee policies and Fair Housing Laws, will be essential to your success in this role.

Responsibilities

  • Comply with all Property Management Firm employee policies and procedures.
  • Comply with Fair Housing Laws.
  • Perform any and all functions as requested by the Regional Portfolio Manager.

Requirements

  • Possess a valid driver's license and an insured, operable vehicle.
  • 2+ years of experience as community manager of 200+ units.
  • Marketing savvy and proficient in MS Office (Word, Excel) and Yardi software.
