About the position

The Property Manager at Rocky Mountain Communities is responsible for ensuring the smooth and efficient operation of the property by implementing appropriate procedures within budget constraints. This role involves providing leadership and oversight to on-site staff, maintaining high occupancy rates, and ensuring compliance with housing regulations.

Responsibilities

  • Supervise leasing and delegate tasks to on-site staff.
  • Maintain property occupancy at 90% by marketing and retaining residents.
  • Provide customer service to residents and resolve issues promptly.
  • Ensure compliance with Rocky Mountain Communities policies and procedures.
  • Monitor expenditures to adhere to established budgets.
  • Manage payroll and address inaccuracies in real-time.
  • Complete property reporting, including financial reports, in a timely manner.
  • Collaborate with compliance specialists to ensure adherence to Fair Housing Guidelines.
  • Process rent collections and manage delinquent accounts, including evictions.
  • Approve accounts payable invoices for weekly payment.
  • Resolve resident concerns and document lease violations accordingly.
  • Participate in on-site activities and monitor employee productivity.
  • Organize workflow and ensure employees understand their tasks.
  • Maintain a clean, safe, and attractive property.
  • Stay updated on industry trends and regulatory changes.
  • Collaborate with the Director of Maintenance to schedule maintenance activities.

Requirements

  • Bilingual proficiency is required.
  • Proficient in Microsoft Excel and Outlook.
  • Certified Apartment Manager certification is preferred.
  • Minimum of 3 years of property management experience is required.
  • High school diploma or GED is required.
  • Knowledge of LIHTC and Fair Housing regulations is essential.
  • Strong writing skills are necessary.
  • Leadership skills to supervise on-site personnel effectively.
  • Experience with Section 8 and tax compliance is preferred.

Nice-to-haves

  • Experience in resident interactions is strongly preferred.
  • Familiarity with affordable housing programs is essential.
