About the position

The Property Manager position at Catholic Housing Services is a full-time role based in Redmond, WA, offering a competitive hourly wage ranging from $29.15 to $32.43, depending on experience. This position comes with a $1,000 hiring bonus and is responsible for overseeing the day-to-day operations of the property, ensuring compliance with management plans, and fostering a positive work environment for staff. The Property Manager will supervise a team that includes an Assistant Property Manager, Maintenance Technician, and Custodial Staff, promoting a culture of teamwork and exceptional customer service. The role requires effective leadership, ongoing training, and support for staff to achieve positive outcomes for residents. In addition to supervising staff, the Property Manager will be responsible for compliance with various regulations, including federal housing standards and fair housing laws. This includes preparing and submitting weekly property reports, conducting tenant recertifications, and ensuring that all lease documentation meets contractual obligations. The Property Manager will also manage resident relations, addressing complaints and concerns with tact and diplomacy, and ensuring that all administrative paperwork is accurate and submitted in a timely manner. Financial management is another critical aspect of this role, which includes creating and monitoring budgets, collecting rents, and maintaining accurate financial records. The Property Manager will also coordinate with supportive services to bridge operations and services functions effectively. This position requires a minimum of three years of on-site property management experience, with a strong emphasis on meeting key performance indicators and delivering culturally competent services to a diverse resident population.

Responsibilities

  • Promote a healthy team-oriented work environment focused on quality and exceptional customer service.
  • Supervise onsite operations staff, including Assistant Property Manager, Maintenance Technician, and Custodial Staff.
  • Screen, hire, onboard, and train new personnel using effective techniques and company guidelines.
  • Complete daily/weekly office and maintenance checklists, schedules, and assignments.
  • Monitor progress of work assignments and deal with performance issues in a timely manner.
  • Complete and submit a Weekly Property Report for every property supervised by the incumbent.
  • Conduct tenant recertification annually and interim re-certifications as needed.
  • Manage resident relations with tact, diplomacy, and courteous communications.
  • Ensure compliance with federal housing standards and fair housing laws.
  • Manage financial processes, including creating and monitoring budgets, collecting rent, and vendor relations.

Requirements

  • Minimum of three (3) years of on-site property management experience including supervising others.
  • Demonstrated ability to meet key performance indicators in Property Management.
  • Proficient computer skills, competency with Microsoft Word, Excel, and Outlook, and ability to utilize property management software.
  • Ability to communicate effectively verbally and in writing.
  • Working knowledge of Washington's landlord-tenant law and federal fair housing law.

Nice-to-haves

  • Experience with Section 42, Tax Credit or other Affordable Housing (1 year preferred).
  • Three years of industry experience and/or as a Property Manager (preferred).
  • Experience with Boston Post property management software (preferred).
  • Certified Apartment Manager (CAM) certification (preferred).
