About the position

Harbor Group Management Company is seeking a dedicated and experienced Property Manager to oversee the operational and financial aspects of properties with 300-499 units. The Property Manager will play a crucial role in ensuring that all company goals related to the property are met while providing an exceptional living experience for residents. This position requires a strong focus on customer service, effective communication, and the ability to manage various aspects of property management, including personnel management, leasing, collections, and maintenance. The Property Manager will be responsible for operating the property within financial guidelines and approved budgets, facilitating optimum performance in all areas, and managing vendor and contractor relationships. Additionally, the role involves designing and implementing a resident retention program, conducting physical inspections of the property, and handling evictions and utility cut-offs as necessary. The ideal candidate will have a passion for property management and a commitment to excellence in service delivery.

Responsibilities

  • Oversee and manage the operational and financial aspects of assigned properties with 300-499 units.
  • Operate the property within financial guidelines and approved budget.
  • Facilitate optimum performance in personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting, and compliance.
  • Manage vendor and contractor relationships regarding work scheduling, billing, and certificates of insurance.
  • Design, implement, and maintain a resident retention program.
  • Perform physical inspections of the property and verify the condition of vacant apartments.
  • Handle evictions, utility cut-offs, and landlord liens as required on delinquent rentals.

Requirements

  • At least 2 years of experience in multifamily property management.
  • Proficiency in using social media platforms such as Facebook, Instagram, Twitter, LinkedIn, and YouTube is preferred.
  • Developed supervisory and leadership skills.
  • Experience in rent collection, G/L postings, daily deposits, and SODAS.
  • MRI knowledge is highly preferred.
  • Solid experience with MS Office.
  • Familiarity with real estate contracts and leases.

Nice-to-haves

  • Experience in using social media for property marketing.
  • Knowledge of property management software.
