About the position

The Property Manager at KW Property Management & Consulting is responsible for overseeing the management and operations of community properties. This role serves as a key liaison between clients and internal staff, ensuring high levels of customer service and professional conduct. The Property Manager will work closely with the Association Board of Directors and/or Developers to facilitate solutions to community issues, manage budgets, and maintain property records, while also supervising on-site team members.

Responsibilities

  • Act as the primary coordinator for assigned properties to meet and exceed property management obligations.
  • Prepare annual budgets for the association and analyze monthly financial statements.
  • Maintain accurate property files and records, ensuring documentation is complete for future reference.
  • Supervise on-site team members and encourage professional behavior and compliance with safety standards.
  • Develop specifications and evaluate service needs and performance in maintenance and management areas.
  • Prepare management reports detailing administrative updates, financial overviews, and project progress.
  • Respond to correspondence and phone calls in a timely and professional manner.
  • Organize and chair team meetings, preparing agendas in advance.
  • Initiate contact with new resident representatives to coordinate the move-in process and provide orientation.
  • Monitor contracts and ensure vendors provide necessary insurance documentation.

Requirements

  • Five years of experience as a Community Property Manager managing community operations.
  • High school diploma required; college degree preferred in Business Administration or related field.
  • Strong working knowledge of customer service principles and practices.
  • Proficient in Microsoft Office applications.
  • Must possess a Florida CAM license and a valid Florida Driver's license.
  • Ability to read, analyze, and interpret complex documents and regulations.

  • Bilingual in English and Spanish is preferred.
