About the position

The Property Manager (PM) will oversee the management of assigned apartment developments, ensuring they meet financial goals and compliance requirements. The PM will lead a site team, manage rent collections, optimize occupancy, and maintain a safe and efficient work environment. This role emphasizes customer service, professional development, and effective management of property resources.

Responsibilities

  • Effectively manage rent increases, rent collections, and the eviction process.
  • Consistently market the property to high standards, optimize curb appeal, and convert applicant traffic to successful residency while meeting Fair Housing requirements.
  • Understand all aspects of the affordable housing and market rate program features of the assigned property to optimize financial and operational performance.
  • Proactively manage housing partner subsidy programs and relationships.
  • Manage accounts receivable, accounts payable, and cash to meet all obligations timely.
  • Monitor utility consumption and related expenses, optimizing the use of the NWP system.
  • Inspect the property daily, attending to maintenance needs and conditions with safety in mind.
  • Provide meaningful input to the capital planning and budget processes, examining expenditures for cost savings and efficiencies.
  • Ensure team members are effectively onboarded, trained, motivated, and equipped for success.
  • Manage work orders, preventive maintenance, apartment turns, and leasing of vacant units within company policy timeframes.
  • Process re-certifications and manage credible waiting lists for each unit type, anticipating issues impacting occupancy and financial performance.
  • Own all aspects related to the apartment development, teaching staff about customer service, professionalism, and safe work practices.
  • Ensure property is prepared for inspections without the need for surges in staff and spending.
  • Complete necessary insurance administration tasks to conclude claims successfully.
  • Serve as a role model, mentor, coach, and trusted resource to field staff and residents.
  • Ensure the Supportive Services program is successful and meets obligations.

Requirements

  • High School Diploma; College degree is a plus.
  • Four years of increasing property management responsibilities.
  • Knowledge of both affordable and market rate housing.
  • Industry training credentials that authenticate understanding of rental housing programs.
  • Valid driver's license, an insured vehicle, and the ability to travel between properties.

Nice-to-haves

  • Experience with Yardi software.
  • Familiarity with Fair Housing regulations.
