About the position

RAM Partners, LLC is seeking an experienced Property Manager to oversee the operations of our multi-family community in Ooltewah, TN. As a full-service real estate management company, we manage approximately 70,000 apartments across the United States, focusing on providing exceptional service to our residents and third-party owners. The Property Manager will play a crucial role in ensuring that the community runs smoothly and efficiently, guiding a team of property staff to meet our high standards of service and operational excellence. In this role, you will be responsible for managing the community's revenue and expenses, ensuring that all financial guidelines and budgets are adhered to. You will maintain accurate resident records, oversee the posting of rent, deposits, and fees, and handle all accounts payable functions. Compliance with policies and procedures is essential, and you will be expected to conduct building inspections to ensure that the physical aspects of the property meet our standards. Additionally, you will follow up on service requests with the maintenance team to ensure that residents' needs are met promptly and effectively. Promoting resident satisfaction is a key aspect of this position. You will serve as a resource for residents to express their concerns and assist with resolutions, ensuring a positive living experience. The Property Manager will also perform required reporting and administrative tasks with close attention to detail, contributing to the overall success of the community. Responsibilities

  • Oversee hiring, training, supervising, and motivating the property staff
  • Manage the community's revenue and expenses to ensure the budget and financial guidelines are met
  • Maintain accurate resident records, post all rent, deposits, fees, and all A/P functions
  • Follow all policies and procedures for compliance with staff and residents
  • Complete building inspections and take appropriate action to ensure that the physical aspects of the property meet standards
  • Follow up on service requests with the maintenance team and ensure resident's requests have been completed
  • Promote resident satisfaction by serving as a resource for residents to express their concerns and assist with resolution
  • Perform required reporting and administrative tasks with close attention to detail

Requirements

  • High School Diploma or equivalent, college degree is a plus
  • Valid Driver's license is required
  • Minimum of 2 years experience as a Property Manager required
  • Excellent verbal and written communication skills
  • Proficiency in Microsoft Office (Word, Excel)
  • Industry software experience (YARDI, On Site, etc.)
  • Able to multitask and meet deadlines in a timely manner
  • Willing to work flexible schedule including weekends
  • Legal authorization to work in the United States
