The Property Manager at Family & Community Services, Inc. (FCS) is responsible for overseeing the rental housing application process for both FCS-owned properties and private landlords. This role requires a proactive approach to managing the day-to-day operations of rental units, ensuring that all activities involving tenants are handled efficiently and in compliance with agency policies. The Property Manager will coordinate the turnover of rental units, manage ongoing maintenance, and handle the collection of rent for all properties under their purview. Additionally, the role involves working closely with agency attorneys to manage evictions and ensuring that all necessary documentation is prepared and filed appropriately. In this position, the Property Manager will be tasked with collecting and monitoring monthly rent payments, maintaining accurate records of tenant charges, and addressing any arrears in accordance with agency policy. They will also be responsible for collecting security deposits from clients housed through FCS rental units and coordinating with local housing authorities to update client information related to rental subsidies. The Property Manager will notify and coordinate with the PMHA Maintenance department regarding any maintenance or repair issues, as well as assist with unit turnovers when tenants vacate. The role requires the issuance and monitoring of lease violations, preparing necessary documentation to notify tenants of any violations, and preparing 24-hour notifications for non-emergency entries into units. The Property Manager will also work with attorneys to handle evictions and attend court as necessary. They will coordinate the refund of security deposits to clients or back to private funders, conduct annual housing inspections, and maintain leasing files for FCS clients. Compliance with agency policies, COA regulations, and federal and state requirements is essential, along with the ability to perform other duties as assigned.
