About the position

Ludwig and Company, a highly respected property management firm, is seeking a dedicated Property Manager to oversee a 151-unit apartment community located in South Bend, IN. This position offers an excellent opportunity to join a well-established local company that manages a diverse portfolio of over 70 multi-family communities, representing approximately 7,000+ units across several states including Illinois, Wisconsin, Indiana, Iowa, Minnesota, Kentucky, Ohio, and Pennsylvania. As a Property Manager, you will play a crucial role in ensuring the smooth operation of the property, enhancing resident satisfaction, and maintaining the overall quality of the community. In this role, you will be responsible for a variety of tasks that are essential to the management of the property. You will be the first point of contact for prospective tenants, answering leasing office phone calls and greeting visitors. Conducting tours of the apartments will be a key part of your responsibilities, as you will showcase the community to potential residents. You will also manage the leasing process by tracking prospects, completing lease applications, and obtaining necessary financial information for resident income certification. Additionally, you will oversee the move-in process, ensuring that timelines are organized and that units are ready for occupancy. Planning and executing social programs and property-sponsored events for residents will be part of your duties, fostering a sense of community within the property. You will also be responsible for managing rent collections, ensuring accuracy in bank deposits, and maintaining records of collections activity using Real Page One Site property management software. Coordination with maintenance staff to complete work orders and conducting unit inspections will also be part of your daily tasks. This position requires a proactive approach to problem-solving and a commitment to providing excellent customer service to residents and their families.

Responsibilities

  • Answer leasing office phone and greet prospects
  • Tour apartments with prospective tenants
  • Track leasing prospects through initially managing an interest list, and later managing a wait list
  • Complete Lease Applications and required resident income certification
  • Contact applicants and residents to obtain financial information to complete certifications
  • Manage the move in process through organizing the timeline for resident move ins as units are completed and approved for occupancy
  • Plan and oversee social programs and property sponsored events for residents
  • Ensure accuracy and timeliness of bank deposits, and record collections activity using Real Page One Site property management software
  • Manage rent collections by contacting residents to discuss and collect late rents striving for zero delinquency each month
  • Coordinate with maintenance staff and residents the completion of requested work orders
  • Track status and completion of work orders on our property management software
  • Perform unit inspections
  • Other duties as assigned

Requirements

  • 2 years property management experience
  • New construction lease-up experience a plus
  • Experience in certification process at a LITC Senior or Multi-family Development
  • Excellent customer service and communication skills
  • Commitment to solve resident issues
  • Willingness to work with senior residents and their families
  • High School Diploma or Equivalent
  • Strong filing, computer and organization skills
  • Positive attitude, willingness to learn, strong work ethic and pride in work product
  • Valid Driver's License
