Stout Management Company is seeking a dedicated Property Manager to oversee multi-family residential real estate properties in Las Vegas, NV. The Property Manager will be responsible for ensuring the properties are well-maintained, managing tenant relations, and maximizing occupancy rates. This role requires a strong focus on customer service, operational efficiency, and adherence to company policies and procedures. The Property Manager will work closely with the Regional Manager and will be expected to maintain a professional demeanor while managing various tasks related to property management. The position involves a structured schedule, with the manager spending specific days at designated properties. Essential duties include conducting market research, preparing rental advertisements, ensuring units are market-ready, overseeing leasing and renewal programs, and managing rent collections. The Property Manager will also be responsible for maintaining financial records, preparing reports on property status, and ensuring compliance with federal, state, and local laws, including Fair Housing regulations. The role requires regular inspections of properties, managing maintenance requests, and supervising on-site staff, including maintenance personnel and office employees. In addition to property management duties, the Property Manager will be involved in employee management, including hiring, training, and performance evaluations. Responsibilities

  • Manage multi-family residential real estate properties for clients.
  • Research, analyze, and prepare market surveys and property rental advertisements.
  • Ensure units are market-ready at all times based on availability.
  • Show or supervise leasing and renewal programs to maintain maximum occupancy.
  • Discuss and negotiate rental terms of lease with prospective tenants.
  • Review and approve lease rental agreement contracts for lessees.
  • Responsible for collection of all rents and processing evictions timely as required.
  • Prepare reports on the status of properties such as occupancy rates and delinquencies.
  • Conduct regular outreach market visits and maintain records of businesses visited.
  • Track, maintain, and reconcile petty cash.
  • Direct and manage services costs and upkeep by using a declining budget system.
  • Arrange for maintenance and upkeep of property as specified in management services or lessee's agreement.
  • Ensure property inspections are performed daily.
  • Purchase necessary supplies and equipment for use on properties.
  • Conduct walk-throughs of apartment inspections and turnaround, move-ins/move-outs.
  • Maintain records of all financial transactions of the property.
  • Assist Regional Manager in preparation of annual budgets.
  • Attend all training and managers meetings as scheduled.
  • Employ or contract for services of security, maintenance, and grounds keeping personnel.
  • Ensure residents are provided with a clean, safe, well-maintained community.
  • Respond to all resident calls in a courteous and timely manner.
  • Maintain required office hours and proper resident notice for emergency call service.
  • Assume leadership during emergency situations and contact Regional Manager as needed.
  • Evaluate all employee injuries and assist with necessary reports.
  • Supervise on-site employees including hiring, training, and performance evaluations.
  • Maintain confidentiality of all Stout Management Company information.

Requirements

  • Associate's degree or equivalent from a two-year college or technical school; or six months to one year related experience and/or training; or equivalent combination of education and experience.
  • Ability to read and interpret documents such as safety rules and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before groups of customers or employees.
  • Ability to calculate figures and amounts such as discounts and percentages.
  • Ability to apply common sense understanding to carry out instructions in written, oral, or diagram form.
  • Knowledge of Database software; OneSite; Yardi; Rentroll; Microsoft Word, Outlook, Excel.
