About the position

The Property Manager is responsible for overseeing the administration, operations, and fiscal management of properties, ensuring high standards of service and tenant relations. This role requires strong organizational skills, the ability to manage multiple tasks, and a commitment to maintaining the property’s image and compliance with regulations. The Property Manager acts as the representative of the Cousins Properties brand, focusing on tenant satisfaction and operational efficiency.

Responsibilities

  • Coordinate customer move-ins and move-outs, managing smaller scale customer space modifications as needed.
  • Provide Class A quality customer service while developing ongoing projects to enhance customer relations and property image.
  • Manage office administration, including employee performance management as assigned.
  • Collaborate with parking operations to ensure customer satisfaction.
  • Ensure compliance with governmental guidelines and regulations, maintaining documentation and communicating updates to tenants.
  • Manage vendor contracts to ensure quality service and compliance with ownership requirements, obtaining competitive bids as necessary.
  • Implement and direct fire and life safety systems, preventative maintenance, and energy management systems in collaboration with the Chief Engineer.
  • Conduct routine site inspections for maintenance needs, safety hazards, and property appearance.
  • Stay informed about new safety or environmental regulations affecting property management.
  • Attend industry seminars and meetings to remain aware of current issues in the real estate market.
  • Manage commercial and retail lease agreements, ensuring compliance and enforcement of tenant obligations.
  • Oversee monthly financial reporting and review operating financial reports to identify variances and recommend improvements.
  • Prepare operating budgets and handle annual customer Rent Letters and Year-End Reconciliation.
  • Oversee utility usage and tenant bill backs.

Requirements

  • A minimum of 5 years overseeing property management of a Class A multi-tenant office building.
  • Bachelor's degree is required.
  • Intermediate to advanced proficiency in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook).
  • Ability to respond to emergency conditions with urgency and detail-oriented management of multiple projects.
  • Strong interpersonal, verbal, and written communication skills.
  • Experience in analyzing financial reports, budget forecasting, and preparing operating budgets in excess of $7 million.
  • Professional designation from BOMA or IREM is preferred.
  • Valid driver's license is required.
