About the position

As a Property Manager at Fairway Management, you will play a crucial role in overseeing the daily operations of an apartment community. This position requires a proactive approach to marketing and leasing apartments, managing budgets, and addressing resident concerns. You will be responsible for ensuring that the property is well-maintained and compliant with regulations, which is essential for providing exceptional living standards to residents. Your role will involve collaborating with a team of accountants, compliance officers, and field staff to maximize occupancy levels and maintain affordable rents. In this full-time position, you will work from 8 am to 5 pm, Monday through Friday, and will be expected to be on call for after-hours maintenance emergencies. You will need to ensure that vacant apartments are ready for leasing as quickly as possible and will be tasked with marketing these units effectively. This includes placing advertisements, distributing flyers, and participating in community events to promote the property. Customer service is a key component of this role, as you will be responsible for resolving resident complaints and ensuring their satisfaction. You will also supervise maintenance and housekeeping staff, ensuring that the property maintains excellent curb appeal and is well-kept. Additionally, you will be required to manage financial aspects such as collecting and depositing rents, maintaining petty cash, and processing applications for new residents. Participation in regional and home office training and conferences will also be part of your responsibilities, allowing you to stay updated on best practices and compliance regulations.

Responsibilities

  • Collect, record, and deposit incoming rents within 24 hours of collection.
  • Notify residents of delinquent rent.
  • Be available to be on call for after-hours maintenance emergencies and other business needs.
  • Ensure that vacant apartments are ready to lease quickly and market those units diligently until occupied.
  • Market the property in the community by placing appropriate ads, hanging flyers, attending community events, and participating in Chamber of Commerce events.
  • Plan programming for existing residents.
  • Process applications for move-in/transfer and forward to Compliance for approval.
  • Provide outstanding customer service to the residents and resolve complaints or issues in a timely manner.
  • Inspect and/or supervise the work of outside vendors.
  • Maintain and balance petty cash monthly.
  • Supervise daily activities of maintenance and housekeeping staff, ensuring excellent curb appeal and property maintenance of the property.
  • Travel to and participate in both regional and home office training and/or conferences as required.

Requirements

  • Proven experience in property management or a related field.
  • Strong understanding of property management regulations and compliance.
  • Excellent customer service skills and the ability to resolve conflicts effectively.
  • Strong organizational and time management skills.
  • Ability to work independently and as part of a team.
  • Proficient in basic financial management and budgeting.
