About the position

The Property Manager position is designed for an organized individual who enjoys working with people and assisting them in finding their ideal home. This role involves maintaining resident files, managing rent payments, handling delinquent accounts, and preparing legal documents. The Property Manager will also oversee the turnover process for new leases and renewals, ensuring a high level of customer service and adherence to company standards.

Responsibilities

  • Maintain excellent customer service relationships with residents, vendors, co-workers, and the community.
  • Show, lease, and move in prospective residents.
  • Maximize rental income and high occupancy through sales and marketing plans.
  • Adhere to Standard Operating Procedures.
  • Assist in the development, preparation, and administration of the community's capital and operating budgets.
  • Monitor timely receipt and reconciliation of rent collections, ensuring compliance with landlord/tenant statutes.
  • Review and approve Final Accounting Statements (FAS) for accuracy and compliance with state law.
  • Prepare and deliver all legal and formal notices in accordance with state law and company standards.
  • Resolve resident complaints effectively.
  • Complete all Resman computer training sessions and processes as per operational policies.
  • Initiate necessary evictions by preparing and forwarding appropriate paperwork for legal proceedings.
  • Conduct resident move-outs in accordance with state law and company standards.
  • Maintain all account records and transactions in Resman.
  • Ensure timely collections of all rent receipts through delinquency reports.
  • Communicate effectively with owners, residents, vendors, and co-workers.
  • Assist in handling customer complaints promptly and appropriately.
  • Adhere to company standards for screening applicants for residency.
  • Participate in planned resident activities.
  • Complete accounting Pre-Close and Month End Reports.
  • Prepare write-offs on a monthly basis.
  • Perform other tasks or duties as assigned by supervisor.

Requirements

  • 1 year of experience in Property Management (Required)
  • Valid Driver's License (Required)
  • High school diploma or GED (Required)
  • Ability to commute to Horn Lake, MS 38637 (Required)
  • Ability to relocate to Horn Lake, MS 38637 before starting work (Required)
