About the position

EMG Management is seeking a motivated full-time Property Manager to oversee multi-family properties in Salt Lake City, Utah. The ideal candidate will possess exceptional customer service and leadership skills, ensuring that all rules and regulations are adhered to while maintaining the financial stability of the communities. This role requires a proactive approach to achieving occupancy and leasing goals, controlling vacancy loss, and implementing creative budgeting strategies. The Property Manager will be responsible for leading on-site staff, demonstrating exemplary communication and professionalism, and providing exceptional customer service. The Property Manager will also be tasked with hiring, conducting corrective actions, and managing the termination of office and maintenance staff as necessary. They will be responsible for processing new hires promptly and maintaining open lines of communication with their supervisor. The role includes touring and leasing to prospective residents, conducting background checks, and managing the approval process for applicants. Additionally, the Property Manager will attract residents through effective advertising and by showcasing the advantages of the properties. Financial responsibilities include collecting and depositing rents and security deposits, preparing annual budgets, analyzing variances, and initiating corrective actions as needed. The Property Manager will maintain accurate records in Yardi or AppFolio, ensuring that all purchase orders are entered and that maintenance operations are effectively supervised. They will also handle resident complaints, enforce lease agreements, and oversee general property maintenance, including landscaping and fire protection services. The Property Manager must be available for on-call emergencies and will prepare timely reports by collecting and analyzing relevant data.

Responsibilities

  • Organize leadership and direction of all on-site staff.
  • Demonstrate exemplary communication, professionalism, and confidentiality while providing exceptional customer service.
  • Adhere to and assist in enforcing Fair Housing guidelines.
  • Handle hiring, corrective action, and/or termination of office and maintenance subordinates.
  • Process new hires within 3 days of hire.
  • Communicate, inform, and report to Supervisor.
  • Tour and lease to prospects within rents approved by Supervisor, VP, or President.
  • Complete background checks and qualify or deny prospects.
  • Deliver adverse action letters to denied or conditionally approved applicants.
  • Gather information on LIHTC new move-in files and receive approval or denial from LIHTC Manager for all applications in process that may qualify.
  • Attract residents by advertising vacancies and obtaining referrals from current residents.
  • Sign and explain contracts with residents.
  • Accomplish financial objectives by collecting and depositing rents and security deposits, staying within budgeted forecast, preparing an annual budget, scheduling expenditures, analyzing variances, and initiating corrective action.
  • Keep Yardi up to date daily.
  • Create and ensure purchase orders are entered into Yardi or AppFolio.
  • Oversee and train Maintenance Supervisor to ensure completion of tasks.
  • Maintain property by investigating and resolving resident complaints, enforcing lease, inspecting units, and completing repairs.
  • Plan renovations and contract repairs as necessary.
  • Oversee general building maintenance, landscaping, and scheduling of fire protection services.
  • Create and complete work orders in Yardi or AppFolio.
  • Schedule and supervise contractor repairs and cleaning.
  • Secure property by maintaining security devices and establishing policies and procedures for risk management.
  • Respond timely to emergencies during and after hours.
  • Prepare timely reports by collecting, analyzing, and summarizing data and trends.

Requirements

  • 3 years of experience in property management.
  • 1 year of experience with LIHTC (Low-Income Housing Tax Credit) properties.
  • Knowledge of Microsoft Office is required.
  • Experience with Yardi is required.

Nice-to-haves

  • Section 42 experience is preferred.
