The Property Manager is responsible for the management of a property or a group of properties for a client, ensuring that all obligations under the management agreement are fulfilled. This role encompasses a wide range of responsibilities, including lease administration, compliance with property management policies, and providing leadership to property staff. The Property Manager will monitor collections, coordinate default proceedings, and ensure adherence to all relevant codes, regulations, and directives from governmental agencies. In addition to these duties, the Property Manager will develop and implement a comprehensive annual inspection process for properties, conducting inspections on a weekly, monthly, quarterly, and annual basis as required. They will also be responsible for developing operating and capital budgets, tracking variances, and overseeing the completion of Common Area Maintenance (CAM) reconciliations to ensure a smooth recovery process. The role requires bidding, negotiating, and managing vendor contracts in accordance with company and client requirements, as well as accurately abstracting all property leases in lease administration software. The Property Manager will maintain communication with third-party owners and the accounting team to ensure total contract compliance, preparing accurate and timely reports. They will coordinate and oversee all tenant and building construction work on behalf of the client, ensuring timely and accurate completion. Participation in leasing and client team meetings is essential to ensure effective communication between leasing and property management teams, ultimately achieving the client's goals and objectives. Building and fostering positive relationships with tenants, external clients, and internal clients is a key aspect of this role.
