About the position

The Property Manager I is responsible for the overall operation and success of real property assets, ensuring high occupancy rates and effective management of property operations. This role involves financial management, marketing, lease negotiation, property maintenance, and compliance with relevant regulations.

Responsibilities

• Collect rents and pay bills to accomplish financial objectives.
• Forecast requirements and prepare an annual budget.
• Survey local rental rates to establish competitive rental rates.
• Create and implement a marketing plan to attract residents.
• Advertise vacancies and obtain referrals from current residents.
• Negotiate leases and collect security deposits from residents.
• Investigate and resolve resident complaints to maintain property satisfaction.
• Inspect vacant units and complete necessary repairs.
• Plan renovations and contract with maintenance services for property upkeep.
• Secure the property by contracting security services and maintaining security devices.
• Prepare reports by collecting and analyzing data and trends.
• Participate in educational opportunities to update job knowledge.
• Administer lease agreements and conduct file audits for compliance.

Requirements

• Experience in HUD and LIHTC property management is required.
• Associates degree (A.A.) from a vocational school, college, or university or job-related experience preferred.
• One to two years of related experience and/or training preferred.
• Working knowledge of Microsoft Office Suite and Property Management software (i.e. One-Site, Real Page).
• Valid State Issued Driver's License and Apartment Manager's License when required by State Law.
• Real Estate License when required by State Law.

Nice-to-haves

• Certification in property management (CPM, CAM, CAPS, etc.) is a plus.
