About the position

We are seeking a dedicated and experienced Property Manager to oversee the daily operations of our residential and commercial properties in the Greater Seattle area. The ideal candidate will possess strong leadership skills, a deep understanding of property management, and a commitment to providing exceptional customer service. This role requires effective communication and conflict management abilities, as well as a solid grasp of legal administrative tasks related to property management.

Responsibilities

  • Manage approximately 400,000 SF of properties in WA State - both office and retail.
  • Manage all aspects of assigned properties including the day-to-day maintenance and operations, tenant and vendor communication, and capital replacements and improvements.
  • Conduct monthly property inspections with more frequent visits based on the property's needs.
  • Serve as the front line of Tenant-Landlord communications.
  • Maintain a positive and productive relationship with tenants to aid in tenant retention.
  • Respond quickly to tenant and owner requests with strong email and phone etiquette.
  • Manage tenant AR balances and ensure timely payments from tenants.
  • Work with the Asset Manager to implement new leases and renewal terms.
  • Develop and maintain annual budgets by forecasting requirements and analyzing variances.
  • Communicate variances in year-to-date expenses and cost-to-budget estimates with tenants and obtain necessary approvals.
  • Collaborate with Asset Manager and Accounting to develop and process CAM reconciliations following year end.
  • Produce monthly project notes to accompany financial reporting.
  • Ensure compliance with all insurance, financial, and regulatory goals/standards for each property.

Requirements

  • Washington State Real Estate License
  • At least five (5) years relevant work experience
  • Strong budgeting and reconciliation skills
  • Well organized with excellent time management skills and strong attention to detail
  • Ability to work independently as well as collaboratively
  • Excellent communication skills
  • Competency in MS Office (Word, Excel, etc.) and relevant accounting software - knowledge of Yardi is a plus.
