About the position

The Property Manager at the Cesar Chavez Foundation is responsible for managing residential real estate properties, ensuring that all operations run smoothly and efficiently. This role involves acting as the official representative on-site for the organization, which includes a variety of essential duties and responsibilities. The Property Manager will engage with clients to discuss the terms and conditions for providing management services, drafting agreements that outline the extent and scope of management responsibilities, services to be performed, and the associated costs. In addition to client interactions, the Property Manager will prepare lease or rental agreements for lessees, ensuring that specified rents are collected and properly accounted for. The role also includes directing bookkeeping functions, which involves crediting client accounts for receipts and debiting accounts for various disbursements such as mortgage payments, taxes, insurance premiums, and management service costs. The Property Manager will also be responsible for arranging maintenance, upkeep, or alterations to properties as specified in management services or lessee agreements. The position requires the purchase of supplies and equipment necessary for the upkeep of leased properties, as well as directing the preparation of financial statements and reports that detail the status of properties, including occupancy rates and lease expiration dates. The Property Manager will respond to emergency calls and situations as they arise and assist with the eviction of tenants in compliance with court orders and supervisor directions. Effective communication and interaction with residents, both individually and in groups, is a key aspect of this role.

Responsibilities

  • Discusses with client terms and conditions for providing management services, and drafts agreement stipulating extent and scope of management responsibilities, services to be performed, and costs for services.
  • Prepares lease or rental agreements for lessees and collects specified rents and impounds.
  • Directs bookkeeping functions, or credits client account for receipts and debits account for disbursements such as mortgage, taxes, and insurance premium payments, management services costs, and upkeep and maintenance costs.
  • Arranges for alterations to, or maintenance, upkeep, or reconditioning of property as specified in management services or lessee's agreement.
  • Purchases supplies and equipment for use on leased properties.
  • Directs preparation of financial statements and reports on status of properties such as occupancy rates and dates of expiration of leases.
  • Directs issuance of check for monies due client.
  • Responds to emergency calls and situations as required.
  • Assists with eviction of tenants in compliance with court order and directions from supervisor.
  • Communicates and interacts with residents individually or in groups as required.

Requirements

  • High school diploma or GED; or one to three months related experience and/or training; or equivalent combination of education and experience.
