About the position

The Cobbly Nob Property Owners Association (CNPOA) is seeking a Property Manager to oversee the daily operations of the association, focusing on maintenance, security, and administrative tasks. The role aims to maximize asset value and ensure owner satisfaction through effective management and communication. The ideal candidate will have a strong background in property management, excellent customer service skills, and the ability to lead and develop teams.

Responsibilities

  • Manage all aspects of The CNPOA Village common properties.
  • Maintain a positive, productive relationship with owners.
  • Work with owners to proactively identify initiatives to improve the CNPOA.
  • Serve as the primary daily point of contact for owner inquiries.
  • Greet and assist property owners and visitors at the lodge, answering calls and channeling communication to the appropriate parties.
  • Proactively manage communications to the ownership, including updates to the website and blog, mail, and newsletters.
  • Ensure properties and new builds adhere to The By-Laws and Covenants & Restrictions (CnRs).
  • Oversee CNPOA personnel and assess their performance.
  • Inspect and arrange maintenance to meet standards.
  • Develop, implement, and maintain employee procedures to support effective human resources practices.
  • Develop and implement Standard Operating Procedures (SOPs) for all teams and CNPOA processes.
  • Negotiate leases/contracts with contractors in a timely manner.
  • Develop and manage annual budgets by forecasting requirements and analyzing variances, data, and trends.
  • Accomplish financial goals and report periodically on financial performance.
  • Maintain an accurate list of all property accounts in CNPOA, including inventory of houses, lots, condos, and construction activities.
  • Handle communications from owners and title companies for information required for sales of properties.
  • Manage the CNPOA accounts and bookkeeping with support from the accounting group.
  • Manage technology capabilities of CNPOA and improve as needed for effective management of functions and communications.
  • Prepare agenda and meeting documents for board meetings and send to board owners prior to the meeting.
  • Assist in the transcription of Board meeting minutes.
  • Assist in the coordination of Association meetings.
  • Update job and market knowledge.

Requirements

  • Proven work experience as an HOA property manager.
  • Fully understanding property management and its financial aspects.
  • In-depth knowledge of all rules and regulations surrounding HOA property management.
  • Competency in MS Office (Excel, PowerPoint, Word) and relevant databases and software.
  • Ability to provide presentations verbally and in PowerPoint.
  • Effective organization and time management skills.
  • Customer focus and bottom-line orientation.
  • Interpersonal savvy with strong communication skills.
  • Well organized with excellent time management skills.
  • Ability to prioritize resources and multi-task.
  • College degree or equivalent experience.
  • High school diploma required.
