About the position

The Property Manager at Tide Property Management is responsible for leading the day-to-day operations of residential properties, ensuring exceptional customer service and efficient property management. This role emphasizes building positive relationships with residents and property owners, implementing strategies for resident retention, and overseeing vendor management. The Property Manager will also participate in the strategic growth and development of the company, contributing to its overall success and community-building efforts.

Responsibilities

• Provide exceptional service to residents, fostering positive relationships and ensuring high levels of satisfaction.
• Focus on resident retention by implementing strategies to maintain high occupancy and minimize vacancy loss.
• Oversee vendor relationships to ensure timely and cost-effective services for maintenance and repairs.
• Collaborate with the on-site team to ensure seamless daily operations, including move-ins, move-outs, and routine maintenance.
• Participate in quarterly strategy meetings and weekly ROCKS meetings to identify and drive company goals.
• Use innovative thinking to creatively solve challenges and improve processes.
• Manage multiple tasks and priorities simultaneously, ensuring efficient execution of responsibilities.

Requirements

• 2+ years of experience in property management, ideally with a strong understanding of residential property operations.
• A valid South Carolina Property Manager license is required.
• Exceptional customer service skills with the ability to build lasting relationships with residents and owners.
• Experience in meeting or exceeding performance metrics related to resident retention, vacancy loss, and rent collection.
• Creative problem-solving skills to implement strategic initiatives.
• Strong verbal and written communication skills.
• Familiarity with property management software is a plus.

Nice-to-haves

• Experience with Appfolio software is helpful but not required.
