Venture Rentals Management, a leading property management company recognized for its commitment to excellence and high occupancy rates, is seeking a dynamic Property Manager. As a Property Manager, you will play a crucial role in managing the leasing process, ensuring tenant satisfaction, and maintaining compliance with housing regulations. In this position, you will assist in conducting property tours and showcasing available units to prospective tenants. You will support the leasing process from initial inquiry through to tenant move-in, providing excellent customer service to prospective and current tenants, addressing inquiries and concerns in a timely manner. You will also assist with the preparation and administration of lease agreements, maintain accurate and up-to-date records of all leasing activities, and collaborate with the property management team to achieve occupancy goals. Additionally, you will participate in marketing and outreach efforts to generate interest in available units, conduct market research to stay informed on local market trends and competitive pricing, and ensure compliance with low-income housing tax credit (LIHTC) regulations, conducting file reviews, and managing compliance documentation. This role requires a commitment to delivering high levels of customer service and contributing to the team's success, with the ability to work flexible hours, including weekends, to accommodate property tours and leasing activities.

Responsibilities

  • Assist in conducting property tours and showcasing available units to prospective tenants.
  • Support the leasing process from initial inquiry through to tenant move-in.
  • Provide excellent customer service to prospective and current tenants, addressing inquiries and concerns in a timely manner.
  • Assist with the preparation and administration of lease agreements.

Requirements

  • Proven experience in leasing, sales, or a related field preferred.
  • Strong interpersonal and communication skills, with the ability to engage effectively with diverse groups of people.
  • Proficiency in Appfolio property management software is highly desirable.
  • Bilingual abilities, specifically proficiency in Spanish, is a plus.
  • Excellent organizational skills, with the capability to prioritize tasks in a fast-paced environment.
  • A commitment to delivering high levels of customer service and contributing to the team's success.
  • Ability to work flexible hours, including weekends, to accommodate property tours and leasing activities.
  • Certifications in LIHTC compliance, such as: Housing Credit Certified Professional (HCCP), Certified Credit Compliance Professional (C3P), Tax Credit Compliance System (LIHTC Compliance Specialist - formerly TaCCs), Specialist in Housing Credit Management (SHCM), Tax Credit Specialist (TCS).
