About the position

We are currently seeking a full-time Property Manager in Columbus, OH and surrounding areas. The Property Manager will lead all daily operations of apartment communities comprised of Section 8, tax credit, and market rate units. This role is crucial in fostering an engaging team environment that prioritizes the needs of residents, ensuring a comfortable and safe community to call home. The Property Manager will be accountable for maintaining acceptable levels of occupancy, completing necessary inspections, reviewing rental applications, and ensuring the collection of all dues. This position requires a strong leader who can manage a team of leasing agents and maintenance professionals, ensuring they provide a great experience for residents. The Property Manager will also maintain positive relationships with community owners and residents, process community invoices, and ensure compliance with company standards and government regulations. The role involves timely completion of reports and maintaining the community to company standards, along with other related duties as assigned.

Responsibilities

  • Lead a team of leasing agents and maintenance professionals, ensuring a highly engaged team provides great experience for our residents.
  • Maintain acceptable levels of occupancy (minimum 98%).
  • Complete move-out paperwork according to governing regulations.
  • Perform unit move-out, annual, and housekeeping inspections in a timely manner.
  • Review rental applications for approval.
  • Ensure collections of all monies due to the community (i.e., rent) are received and deposited.
  • Audit all resident files and ensure they are complete and correct prior to forwarding to supervisor for review/approval.
  • Assist Regional Manager with researching and responding to audit findings.
  • Maintain positive relationships with the community owner/s and its residents.
  • Process community invoices for payment.
  • Purchase and maintain adequate supplies for the community.
  • Process community staff payroll.
  • Timely completion of reports required by government agencies, administrators, or the Company.
  • Responsible for maintaining the community to Company standards.
  • Perform other related duties as assigned.

Requirements

  • High school diploma or GED.
  • 1+ year previous experience as a residential property manager, with HUD / Section 8 experience a big plus.
  • 3 years previous experience in a general manager position, or similar, with exceptional people leadership and process management experience.
  • Strong computer skills with Microsoft Word, Excel, and Microsoft Teams.
  • Experience with Yardi or a similar platform is a plus.
  • Highly analytical with strong financial acumen.
  • Engaged in work and a strong communicator.
  • Deadline driven with a keen eye for detail and quality.
  • Valid driver's license.
  • Having COS, LIHTC, HCCP, AHM is a plus - you will be given the chance to obtain as an associate.

  • Experience with Yardi or a similar platform is a plus.
