About the position

The Property Manager is responsible for overseeing the daily operations of residential properties, ensuring effective management of property maintenance, leasing, and tenant relations. This role serves as the primary point of contact for tenants, aiming to create a positive living or working environment while ensuring compliance with relevant laws and regulations.

Responsibilities

  • Manage property leasing processes, including advertising vacancies, screening applicants, and conducting lease signings.
  • Coordinate property maintenance and repairs, ensuring that all work is completed in a timely manner.
  • Maintain accurate records of property operations, including financial data, tenant information, and maintenance requests through a Computerized Maintenance Management System (CMMS).
  • Handle tenant inquiries and complaints with professionalism, employing strong conflict management skills to resolve issues effectively.
  • Ensure compliance with local, state, and federal laws related to property management.
  • Conduct regular inspections of properties to assess condition and identify necessary repairs or improvements.
  • Develop and implement policies and procedures for property management operations.
  • Negotiate contracts with vendors and service providers to ensure quality services at competitive rates.
  • Maintain effective communication with tenants through phone etiquette and regular updates regarding property matters.

Requirements

  • 2 years of experience in property management (preferred).
  • Strong administrative skills with attention to detail in data entry and record keeping.
  • Proficiency in property management software and CMMS for efficient operations.
  • Excellent phone etiquette to maintain professional communication with tenants and vendors.
  • Knowledge of relevant laws governing property management practices.
  • Ability to negotiate effectively with contractors, vendors, and tenants.
  • Experience in property maintenance processes and best practices.
  • Strong conflict management skills to handle disputes amicably.
  • Proven ability in property leasing strategies to maximize occupancy rates.

Nice-to-haves

  • Experience in property management software and CMMS (preferred).
  • Bilingual in Spanish (preferred).
  • Valid Driver's License (preferred).
