The Property Manager will also prepare letters for denied applicants and manage tenant communications regarding violations, inspections, and recertification appointments. The role involves financial responsibilities such as collecting monthly rents, making timely deposits, reconciling tenant accounts, and pursuing delinquencies through various means, including legal actions and evictions. The Property Manager will act as a liaison between residents, project management, and property owners, ensuring that the site is managed effectively and that all company policies are followed. Community engagement is also a key aspect of the role, requiring the Property Manager to develop contacts and participate in local activities.

Responsibilities

  • Oversee day-to-day operations of the site management office.
  • Market and lease units to prospective tenants.
  • Collect rents and make timely deposits.
  • Maintain organized and neat files in the office.
  • Process all paperwork accurately and completely.
  • Assist the Regional Manager with budget preparation and operate within the approved budget.
  • Continuously update and process lease renewals.
  • Fill vacant units from a waiting list and ensure they are rent-ready.
  • Inspect vacant units daily and monitor their condition.
  • Prepare letters denying applicants based on verifiable information received.
  • Collect monthly rents and reconcile tenant accounts.
  • Notify tenants of violations and inspections in writing.
  • Record, dispatch, and follow up on service requests.
  • Participate in various types of inspections, including annual unit inspections.
  • Develop contacts with the community through visits and involvement in activities.

Requirements

  • High school diploma or GED required.
  • At least one year of experience in property management or real estate office management.
  • Knowledge of maintenance procedures preferred or two years as a real estate agent.
  • Ability to operate a telephone, computer, printer, calculator, photocopier, and fax machine.
  • Strong time management skills and ability to meet deadlines.
  • Ability to work irregular hours, including weekends when necessary.
  • Physical ability to climb, reach, sit, stand, walk, grasp, talk, hear, and perform repetitive motions.
  • Ability to exert up to 10 pounds of force occasionally.
