About the position

Peabody Properties, Inc. is seeking an experienced and seasoned Property Manager to oversee an apartment community located in Dorchester, MA. The successful candidate will be responsible for managing all property operations and providing overall direction to both site office and maintenance staff. A key aspect of this role is ensuring compliance with the existing Low-Income Housing Tax Credit (LIHTC) program, which is essential for the effective management of affordable housing. The Property Manager will work diligently to ensure that each property is optimally occupied and staffed with skilled personnel, while also preparing and monitoring budgets to ensure compliance within budget constraints. In addition to these responsibilities, the Property Manager will be tasked with completing and overseeing the processing of all resident certification and recertification forms. The ideal candidate will possess management expertise in resident relations, budgetary analysis, and staff supervision. This role requires a proactive approach, with the ability to communicate effectively both verbally and in writing, and to take initiative in various situations. The Property Manager will also need to demonstrate strong time management skills and the ability to prioritize tasks effectively. The position requires a solid understanding of affordable housing programs, including LIHTC, as well as familiarity with federally-assisted and state and local housing regulations. The candidate should have a minimum of five years of related property management and supervisory experience, along with proficiency in Microsoft Word, PowerPoint, and Excel. Knowledge of the Onesite property management software is a plus, and LIHTC recertification experience is required.

Responsibilities

  • Oversee all property operations and provide direction to site office and maintenance staff.
  • Ensure compliance with the existing LIHTC program.
  • Maintain optimal occupancy levels for each property.
  • Prepare and monitor budgets, ensuring compliance within budget constraints.
  • Complete and oversee the processing of all resident certification and recertification forms.
  • Manage resident relations and ensure high levels of customer service.
  • Conduct budgetary analysis and staff supervision.

Requirements

  • High School Diploma or GED required.
  • Minimum of 5 years of related property management and supervisory experience.
  • Proficient in Microsoft Word, PowerPoint, and Excel.
  • Knowledge of Onesite property management software is a plus.
  • Experience with LIHTC recertification is required.
  • Strong time management skills and ability to prioritize tasks effectively.
  • Solid administrative, organizational, computer, and marketing skills.
  • Effective verbal and written communication skills.
  • Ability to take initiative and be self-motivated.
