Sundance Property Management, LLC, founded in 1993, is a reputable real estate service company specializing in the acquisition and management of investment properties across several states, including Ohio, Indiana, Kentucky, Georgia, Tennessee, North Carolina, and South Carolina. With a strong focus on family values, the company manages over 65 multifamily apartment communities, totaling more than 4,500 units and 950 mobile home pads. We are currently seeking a dedicated and experienced Property Manager to join our team in Beaufort, SC. This full-time position is crucial for ensuring the smooth operation and management of our residential properties, providing exceptional service to our residents, and maintaining the high standards that define our company. As a Property Manager, you will be responsible for overseeing all aspects of property management, including operations, maintenance, administration, and improvement of the residential property. You will prepare and manage the operating budget to control expenses and meet financial objectives, as well as supervise the collection of rents and ensure accurate record-keeping. Your role will also involve developing and implementing marketing strategies to maximize resident retention and attract qualified prospects. Regular market surveys will be conducted to stay informed about competitors and make informed recommendations based on your analysis. In addition to these responsibilities, you will foster positive resident relations, show and lease apartments, process applications, and ensure compliance with all HUD and Fair Housing regulations. You will also be tasked with recruiting, training, and developing qualified talent to achieve project goals, inspecting the property regularly, and scheduling necessary improvements and repairs. Timely and accurate completion of all required records, reports, and documents is essential to this role, as is the ability to work flexible hours, including weekends when necessary.

Responsibilities

  • Manage and oversee the operations, maintenance, administration, and improvement of the residential property.
  • Prepare and manage the operating budget to control expenses and meet financial objectives.
  • Supervise the collection of rents and ensure prompt deposit and accurate record keeping of these funds.
  • Develop, implement, and monitor marketing strategy to maximize resident retention and generate a sustaining flow of qualified prospects.
  • Conduct marketing surveys to be aware of competitors' activities and make recommendations based on survey analysis.
  • Develop and implement a positive resident relations program for the community.
  • Show and lease apartments; process applications and move in and move out documents.
  • Achieve and maintain designated occupancy goals and objectives.
  • Recruit, train, and develop qualified talent to achieve project goals.
  • Inspect the property regularly and schedule improvements and repairs.
  • Complete and submit all records, reports, and documents required by the company and federal or state agencies in a timely and accurate manner.
  • Ensure compliance with all HUD and Fair Housing regulations.

Requirements

  • High School Diploma or equivalent required; Associate degree or bachelor's degree preferred.
  • One to two years of related experience or equivalent combination of education and experience.
  • Tax credit experience preferred.
  • A valid Driver's License required.
  • CAM Certification preferred.
  • Knowledge of Microsoft Office Suite, payroll systems, and property management software.
  • Ability to work flexible hours/days including weekends if necessary.
  • Ability to pass a pre-employment drug screen and background check.
