About the position

The Housing Property Manager will oversee the daily operations of a HUD Section 8 subsidized Elderly/Disabled site with 173 units located in Peabody. This role requires a professional with experience in property management, particularly in compliance with housing regulations and financial stability of the property.

Responsibilities

• Manage the day-to-day operations of the HUD Section 8 subsidized site.
• Ensure compliance with 4350 regulations, REAC, and local/state regulations.
• Perform and approve annual certifications and maintain tenant files in compliance with regulations.
• Manage receivables, budget, and capital projects.
• Oversee dedicated maintenance staff, office staff, and Resident Service Coordinators.
• Ensure timely rent collections, subsidy vouchers, lease renewals, and recertification of income.
• Maintain rent roll, cash receipts, and bank deposits according to home office standards.
• Obtain competitive bids, purchase supplies, and maintain inventory.

Requirements

• 3+ years of experience in property management or a related field.
• Solid experience in managing waitlists, tenant selection, and court/collection actions.
• Knowledge of AFHMP, EIV/Discrepancies, and Vouchering/reconciliation is preferred.
• Proficient in Microsoft Word and Excel with strong written and oral communication skills.

Nice-to-haves

• Tax Credit (LIHTC) experience/knowledge is preferred but not necessary.
