Empowered Staffing is partnered with a growing real estate investment firm focused on multi-family communities in high-growth markets around the United States. The firm is currently searching for a Property Manager to lead the daily operations of its Indianapolis apartment complex with 330 units. The Property Manager will be accountable for the daily operations of the apartment community and effectively supervise and manage the staff and community activities while maximizing occupancy rates and revenue, and monitoring expenditures. The Property Manager will create, with the assistance of the Director of Operations, the annual property budget and adhere to the budget levels approved. They will continually analyze and make suggestions to improve rent growth, income, and expenses to increase Net Operating Income (NOI). Monthly analysis of financial statements and creation of variance reports will be part of their responsibilities, along with processing daily bank deposits. The Property Manager will work with the accounting team by maintaining current vendor Certificate of Insurance (COI) records, entering accurate details for invoice coding entry, and preparing timely submission of community expenses. They will also assist with filing timely evictions to collect 100% of monthly balances due. In terms of personnel management, the Property Manager will conduct recruitment through all sources and hire qualified candidates when staffing is necessary. They will facilitate training for new team members or develop methods of cross-training for those individuals seeking career advancement. All HR-related tasks such as annual performance reviews, conducting appropriate/timely disciplinary action, and coaching will also fall under their purview. Accurate timekeeping for payroll and training staff on documentation processes will be essential tasks. The Property Manager will conduct all business following Strategic Management Solutions Policies and Procedures, Fair Housing Laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws on the management of a multi-family community. They will ensure that all move-in and move-out procedures are followed and complete all daily data entry requirements for Property Boss to keep all financial and residential information accurate and up to date. In terms of resident relations, the Property Manager will execute effective leasing, marketing, and resident retention plans or activities that can be adapted in an ever-changing rental marketplace. They will show apartments and set appointments with a lead-by-example approach for the leasing team, review all applications to guarantee resident selection criteria is being followed, and effectively resolve day-to-day resident concerns while communicating important information to residents. Maintenance responsibilities include scheduling regular inspections of market-ready apartments and community common areas to monitor appearance and limit liability. The Property Manager must understand general apartment maintenance processes to supervise and hold staff accountable for daily activities such as resident work order completion, unit make-ready processes, and preventative maintenance. Safety is also a priority, with the Property Manager required to report onsite incidents immediately, ensure safety equipment is accessible and utilized, and monitor that safety training is conducted.
