About the position

The Property Manager will oversee the daily operations of a residential community, ensuring that financial goals are met while maintaining strong resident relations. This role involves supervising on-site staff, managing leasing activities, and ensuring compliance with policies and procedures.

Responsibilities

• Understand the financial goals of the property and ensure they are met.
• Supervise on-site staff, including cleaning staff, leasing agents, and maintenance staff.
• Maintain strong resident relations to ensure satisfaction within the community.
• Market the property through community outreach and target market focus.
• Oversee the leasing of apartments and maintain occupancy rates.
• Process new applications and provide necessary information for compliance.
• Maintain compliance with policies and procedures.
• Supervise rent collection, ledgers, bank deposits, and petty cash records.
• Pursue delinquent rents and manage evictions, providing information to the compliance team.
• Provide account information to the Regional Supervisor.
• Enforce community rules and regulations while supervising resident relations.
• Supervise maintenance staff and oversee repairs, preventive maintenance, and improvements.
• Manage landscaping, lawn care, and snowplowing activities.
• Collaborate with the Regional Supervisor to develop and monitor annual budget objectives.
• Utilize property management software for operational tasks.

Requirements

• Experience with property management is required.
• Customer service attitude is required.
• Experience with Rural Development is preferred.
