About the position

Marshall Reddick Real Estate is seeking a dedicated Property Manager to join our dynamic team in The Woodlands, TX. As a full-service residential real estate investment firm, we pride ourselves on providing exceptional services to our clients, including property management, real estate brokerage, private lending, and investment funds. Our mission is to connect clients to financial independence through education, mentorship, and a trusted system for managing real estate and mortgages nationwide. This position is crucial for managing a diverse portfolio of properties, including single-family homes, townhomes, condos, and multi-family units in the North Houston area. The ideal candidate will be a proactive individual who can make an immediate impact on our Property Management division, demonstrating strong communication skills and a commitment to customer service. In this role, you will be responsible for onboarding new properties, conducting inspections, overseeing renovations, and ensuring that all properties are well-maintained. You will also handle tenant relations, including lease negotiations, background checks, and addressing tenant concerns promptly. Building and maintaining relationships with vendors and contractors is essential, as is managing collections and evictions when necessary. This position requires daily travel throughout the North Houston area and is not remote, as you will report to our office in The Woodlands. The successful candidate will have the opportunity to help grow our property management portfolio and eventually develop and train a property management team.

Responsibilities

  • Provide exceptional customer service and account management to property owners and tenants.
  • Onboard each new property under management by following our itemized onboard checklist.
  • Create and update Activity Log and send to owner once per week for vacant units.
  • Conduct all inspections and oversee all property renovations.
  • Maintain property appearance and ensure repairs are noted and completed on a timely basis.
  • Provide online application for prospective tenants, and run all background checks and screening for applications.
  • Negotiate and draft all tenant lease agreements and lease renewal agreements.
  • Confirm all leases and corresponding paperwork are completed accurately and on time.
  • Respond to tenant concerns and requests on a timely basis to ensure tenant satisfaction.
  • Foster strong relationships with our preferred vendors and help build and maintain our approved vendor list.
  • Provide constant vendor/contractor communications concerning scheduling, vendor relations, and certificates of insurance.
  • Coordinate scheduling and communication between tenants and service vendors.
  • Handle all collections and evictions.
  • Maintain and submit accurate records for all properties in a timely manner to include maintenance requests, monthly statements, move-in/move-out reports, etc.
  • Perform bank runs as needed.
  • Maintain and build our outstanding reviews and ratings on Yelp, Google, and Zillow.
  • Be available for emergency on-call.

Requirements

  • Property management experience to include single-family residential.
  • Texas Real Estate license or the ability to obtain it within the first 120 days of employment.
  • People management experience.
  • Experience using CRM and property management software.
  • Quick learner with a passion for real estate.
  • Highly self-motivated and willing to put forth extra effort consistently.
