About the position

As a Property Manager at Cultiv8 Collective, you will play a crucial role in overseeing the daily operations of our residential properties, particularly within our mobile home communities in the Greenville/Spartanburg area. This position offers a unique opportunity to join a fast-growing company that currently manages $50 million in assets, with ambitious plans to triple that amount within the next year. Your primary responsibilities will include maintaining property rentals, ensuring tenant satisfaction, and maximizing revenue through effective management strategies. You will be expected to manage all aspects of assigned properties, which encompasses maintenance, leasing, and tenant relations. In this role, you will conduct regular property inspections and oversee necessary repairs and maintenance to ensure that our properties are in excellent condition. Marketing available units to prospective tenants will be a key part of your responsibilities, as well as handling lease agreements and ensuring compliance with regulations such as Section 8 and LIHTC. Addressing tenant concerns and resolving issues in a timely manner will be essential to maintaining high tenant satisfaction levels. You will also implement strategies to optimize property occupancy and rental income, utilizing property management software (CMMS) to track maintenance requests and financial transactions. Coordination with vendors, contractors, and property owners will be necessary to ensure smooth operations and uphold property standards.

Requirements

  • 1 year of experience in property management
  • Knowledge of LIHTC and Section 8 regulations
  • Strong leadership skills
  • Experience with property leasing
  • Proficiency in property management software (CMMS)
  • Ability to communicate effectively in English
