About the position

We are seeking an experienced and enthusiastic Property Manager to join the team at our apartment community in Richmond, VA. The ideal candidate will be responsible for oversight of on-site property operations, which includes meeting goals and objectives, supervising, training, and mentoring staff, handling resident relations, and overseeing maintenance for the apartment community. The Property Manager will play a crucial role in ensuring the smooth operation of the property and maintaining high standards of customer service and resident satisfaction. The Property Manager will prepare an annual operating budget, collect all possible income, and control all expenses within the guidelines of the budget. This role involves hiring, training, evaluating, motivating, and supervising all on-site associates. The Property Manager will also handle all on-site leasing responsibilities, presenting leases and lease renewals at the highest possible rental rates. Additionally, the manager will complete market surveys and maintain a current knowledge of the local market to grow the market rents at the community in excess of the competition. All on-site accounting functions will fall under the Property Manager's purview, including reviewing and analyzing monthly statements and reporting any variances. The manager will be responsible for all advertising and promotional activities, promoting and upholding the company values related to customer service. Continual inspection of the community and implementation of an ongoing maintenance and improvement plan will be essential. The Property Manager will also be responsible for forwarding all government notices and letters to the Corporate Accounting Department immediately and must have thorough knowledge of the on-site computer systems. Upholding all company policies and assisting with other properties as needed will also be part of the role, along with any other projects and duties as assigned.

Responsibilities

  • Prepare an annual operating budget and control all expenses within the guidelines of the budget.
  • Hire, train, evaluate, motivate, and supervise all on-site associates.
  • Handle all on-site leasing responsibilities and present leases and lease renewals at the highest possible rental rates.
  • Complete market surveys and maintain current knowledge of the local market.
  • Grow the market rents at the community in excess of the competition.
  • Manage all on-site accounting functions and review monthly statements for variances.
  • Oversee all advertising and promotional activities.
  • Promote and uphold company values related to customer service.
  • Inspect the community and implement ongoing maintenance and improvement plans.
  • Forward all government notices/letters to Corporate Accounting Department immediately.
  • Maintain thorough knowledge of on-site computer systems and uphold all company policies.

Requirements

  • 5 years of property management experience.
  • 3 years of experience with Yardi software.
  • 5 years of experience in property leasing.
  • Intermediate Excel skills and knowledge of Microsoft Office required.
  • Strong commitment to company goals and values.
  • Excellent communication and listening skills.
  • Self-starter, self-motivator, leader, trainer, organizer, and planner.
