About the position

As a Property Manager at Harbor Group Management, you will be responsible for overseeing and managing the operational and financial aspects of an assigned property, specifically those with 300-499 units. This role is crucial in ensuring that all company goals related to the property are met. You will operate the property within the financial guidelines and approved budget, facilitating optimum performance in various areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, and information reporting. Your leadership will be essential in maintaining compliance with all relevant regulations and standards. In addition to financial oversight, you will manage vendor and contractor relationships, ensuring that work is scheduled appropriately and that billing and certificates of insurance are handled correctly. A key aspect of your role will be to design, implement, and maintain a resident retention program, which is vital for the long-term success of the property. You will also be responsible for performing physical inspections of the property to verify the condition of vacant apartments and ensure that the property is maintained to the highest standards. Your responsibilities will extend to handling evictions, utility cut-offs, and landlord liens as required on delinquent rentals. This position requires a proactive approach to property management, with a focus on enhancing the resident experience while also meeting financial objectives.

Responsibilities

  • Operate the property within the financial guidelines and approved budget.
  • Facilitate optimum performance of the property in areas such as personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, and compliance.
  • Manage vendor/contractor relationships concerning work scheduling, billing, and certificates of insurance.
  • Design, implement and maintain a resident retention program.
  • Perform physical inspections of the property and verify the condition of vacant apartments.
  • Perform evictions, utility cut-offs, and landlord liens as required on delinquent rentals.

Requirements

  • At least 2 years of experience in multifamily property management.
  • Developed supervisory and leadership skills.
  • Experience in rent collection, G/L postings, daily deposits, and SODAS.
  • Solid experience with MS Office.
  • Familiarity with real estate contracts and leases.
  • MRI knowledge is highly preferred.

Nice-to-haves

  • Proficiency in using social media platforms such as Facebook, Instagram, Twitter, LinkedIn, and YouTube is preferred.
