About the position

The Property Manager is responsible for overseeing the daily operations of assigned properties, ensuring compliance with HUD regulations and the Jacksonville Housing Authority's policies. This role involves managing rent collection, conducting inspections, coordinating maintenance, and promoting resident self-sufficiency through various programs. The Property Manager also maintains occupancy levels and addresses resident concerns while supervising maintenance personnel.

Responsibilities

• Manage the day-to-day operations of assigned properties in accordance with Standard Operating Procedures and HUD regulations.
• Collect rent and other charges from residents and maintain financial records.
• Conduct property inspections to ensure compliance with rules and regulations.
• Assist residents in becoming self-sufficient by referring them to appropriate programs.
• Coordinate maintenance and repairs through onsite personnel or contractors.
• Maintain tenant files and documentation regarding eligibility and adjustments.
• Lease units by showing properties and processing lease agreements.
• Resolve conflicts and complaints among residents and recommend eviction when necessary.
• Supervise assigned maintenance personnel and assist in their training.

Requirements

• Bachelor's degree in management, business administration, social science, or a related field, or equivalent experience.
• Experience in property management and public contact preferred.
• Knowledge of HUD rules and regulations related to property management.
• Ability to maintain required records and prepare reports.

Nice-to-haves

• Certification as a Public Housing Manager or equivalent within 12 months of employment.
• Experience with conflict resolution and tenant relations.
