About the position

The Property Manager at The Araho Group is responsible for overseeing the day-to-day operations of a 93-unit property in Longmont, CO. This role requires a dynamic individual who can manage multiple responsibilities, including team leadership, financial performance, and community building. The position emphasizes autonomy and initiative in a fast-paced, non-corporate environment, aiming to provide quality living experiences for residents while ensuring profitability for the company.

Responsibilities

• Recruit, train, onboard, and develop team members to ensure a proficient team at all times.
• Prepare and implement business plans and annual budgets consistent with the owner's goals.
• Maximize profitability through market rent increases and expense savings.
• Process and approve rental applications and generate leases according to established policies.
• Maximize occupancy through effective marketing strategies and maintain a positive community reputation.
• Conduct regular property inspections and ensure timely corrective actions for maintenance issues.
• Respond to requests professionally and within 24 hours, ensuring compliance with Fair Housing laws.

Requirements

• High school diploma or GED required; Bachelor's degree in business or management preferred.
• Minimum of 2 years of experience in property management.
• Bilingual in Spanish is a plus but not required.
• Strong financial acumen relating to property management, including NOI and cash flow analysis.
• Excellent communication skills, both in person and electronically.
• Working knowledge of real estate, fair housing laws, and leasing practices.

Nice-to-haves

• Experience with Entrata or similar property management software.
• Advanced mathematical, organizational, and planning skills.
