About the position

As a Property Manager at 11Residential, you will play a crucial role in overseeing the day-to-day operations and management of our designated communities, specifically Madison Park and Gallatin Trails Apartments in Bozeman, MT. With a total of 124 units across these properties, your primary focus will be on ensuring exceptional service delivery, resident satisfaction, and overall operational efficiency. You will be responsible for a variety of tasks that include leasing, marketing, financial management, staff supervision, and fostering a sense of community among residents. Your role will require you to maintain high property occupancy rates through effective resident retention strategies and tailored leasing and marketing approaches. You will supervise maintenance and leasing staff, delegating tasks, providing training and coaching, and ensuring timely completion of work. Additionally, you will review and approve lease applications, ensuring compliance with company policies and standards while staying informed about current market conditions and competition to optimize property performance. In this position, you will also be tasked with increasing revenue while managing controllable expenses, including revenue collections and delinquency control. Providing exceptional customer service to residents is paramount, as you will promptly address any issues or concerns that arise. You will oversee maintenance operations to ensure timely completion of service requests and adherence to quality standards, manage positive relationships with vendors, and negotiate contracts. Furthermore, you will coordinate resident activities and communication, including monthly newsletters and community events, and prepare and deliver financial and marketing reports to stakeholders in a timely manner. Managing the property budget and adhering to budgetary guidelines and purchasing protocols will also be part of your responsibilities. Regular property inspections will be conducted to maintain curb appeal and address maintenance needs. Collaboration with leadership and Human Resources on various functions, including recruitment, performance management, and employee relations, will be essential. You may also assist other properties as needed to support overall operational goals and fulfill any other duties assigned by management based on business needs.

Responsibilities

Requirements

  • 2+ years of experience in managing multifamily properties.
  • Experience with Low Income Tax Credit (LIHTC) properties.
  • Being bilingual in English and Spanish is an advantage.
  • Proficiency in using Yardi Property Management Software.
  • Familiarity with Fair Housing laws is essential.
  • Proficient in Microsoft Office and other property management software.
  • High school diploma or equivalent (GED).
  • Valid driver's license.
  • Possess a high level of integrity and compassion with an emphasis on teamwork, inclusion, growth, and customer service.
