About the position

The Property Manager is responsible for the overall management and daily operations of a designated portfolio of properties. This role involves overseeing administrative and maintenance staff, ensuring that buildings are well-managed and maintained, and implementing policies and procedures that enhance operational efficiency.

Responsibilities

• Participating with and inspiring a team to operate at their highest efficiency
• Demonstrating knowledge of work order software or tenant request procedures
• Promptly responding to tenant and owner requests in a professional manner
• Abstracting and interpreting lease clauses
• Negotiating RFPs for vendor service contracts and maintaining relationships for optimum performance and competitive pricing
• Creating and implementing a Tenant retention program
• Preparing, reviewing, and providing monthly financials and operation reports accurately and timely
• Reviewing AR, AP, and monthly tenant billings for accuracy and timeliness
• Performing CAM reconciliations yearly and reforecasting as required
• Overseeing tenant improvement projects, including bidding and coordination of delivery
• Maintaining current W9 and COIs for tenants, service providers, and owners
• Preparing annual budgets
• Being a constant learner and bringing existing experience to the team
• Actively engaging and developing skills of team members
• Actively engaging with leasing teams to prepare the property for leasing

Requirements

• Bachelor's Degree or demonstrated experience
• Minimum of 3 years of Commercial Property Management experience, with preference to CPM or RPA designations
• Experience with institutional financial reporting requirements
• Familiarity with TOBY process, LEED/Energy Star reporting
• Proficiency with JD Edwards, Yardi, Kardin software preferred
• Excellent verbal and written communication skills
• Organized, able to prioritize multiple projects, delegate appropriately, and maintain a positive, professional presence.
