About the position

The Property Manager at Lloyd Companies is responsible for overseeing the daily operations of the property, ensuring it runs smoothly and maintains a high standard of appearance. This role is highly relationship-driven, requiring excellent communication skills and a proactive approach to problem-solving. The Property Manager will engage with residents, manage leasing activities, and coordinate with maintenance and vendors to enhance the living experience for residents.

Responsibilities

  • Respond to missed calls and emails promptly each day.
  • Inspect all areas of the property to ensure cleanliness and maintenance.
  • Conduct property tours for potential residents to promote leasing.
  • Update the property's social media and plan resident events.
  • Manage the calendar for scheduling and planning activities.
  • Monitor outstanding rent reports and communicate with residents regarding payments.
  • Schedule move-ins and ensure apartments are clean and ready for new residents.
  • Order necessary inventory and compare prices before purchasing.
  • Conduct move-out inspections and charge for damages as needed.
  • Schedule vendors for maintenance and ensure apartments are ready for re-leasing.
  • Address resident concerns and resolve issues quickly.
  • Submit invoices for vendor payments promptly.
  • Communicate with the maintenance team to ensure requests are completed.
  • Collect bids for special projects and ensure contracts are in place for services.
  • Verify accurate pricing on property marketing websites.
  • Stay updated on company policies and procedures through training emails.

Requirements

  • Bachelor's degree in a related field or 1-2 years of equivalent experience in Property Management.
  • Strong communication skills.
  • Ability to work well with people and build relationships.
  • Good intuition for decision-making and problem-solving.
  • Detail-oriented with a critical eye for property management.
