About the position

The Facility Maintenance Manager at KO Storage is responsible for overseeing the maintenance and repair of self-storage facilities in a designated area. This part-time role requires a hands-on approach to address various maintenance needs, ensuring the facilities are safe, clean, and secure. The manager will work closely with the District Manager to conduct facility visits, perform inspections, and carry out necessary repairs and improvements.

Responsibilities

• Conduct facility visits to identify areas for improvement and address maintenance, cleanliness, safety, and security concerns.
• Perform routine inspections, maintenance, and minor repairs on HVAC systems.
• Diagnose and complete minor plumbing issues, including snake drains and repair leaking faucets.
• Diagnose and complete minor electrical issues, including wiring and fixtures.
• Complete landscape maintenance, including mowing and trimming of shrubs.
• Complete snow maintenance, including snow plowing and de-icing.
• Maintain facility security and components including unit doors and cameras.
• Monitor and respond to communications via email, phone, and messages.
• Maintain tenant accounts by documenting all interactions and site findings.

Requirements

• Field service and maintenance experience with good mechanical aptitude.
• Effective communication skills, both verbal and written.
• Valid driver's license, insurance, and reliable transportation.
• Ability to operate power tools safely and effectively.
• Knowledge of Microsoft Office suite of products.
• Access to reliable internet at home and ability to use a company-provided printer.

Nice-to-haves

• Experience with GoPro and other devices for documentation.
• Ability to troubleshoot and repair various equipment and systems.
