About the position

The Leasing Agent at Kohner Properties Inc. is responsible for outreach marketing and developing strategies to maximize occupancy in the apartment community. This part-time role involves engaging with prospective residents, conducting market research, and maintaining positive relationships with local businesses to drive referrals. The Leasing Agent plays a crucial role in showcasing the community's amenities and ensuring a positive customer experience throughout the leasing process.

Responsibilities

  • Greet and welcome all visitors, residents, and prospective residents.
  • Answer telephone inquiries and encourage prospects to schedule appointments.
  • Utilize creative closing techniques and overcome objections to secure appointments.
  • Maintain knowledge of the apartment community, its amenities, and the surrounding area.
  • Shop competition monthly to improve sales techniques and gain market awareness.
  • Conduct weekly outreach marketing to local businesses and preferred employers.
  • Compile and maintain a database of market comparables.
  • Utilize social media advertising for outreach.
  • Meet prospective residents and record information on guest cards to ascertain needs and qualifications.
  • Perform daily data entry of all leads and marketing sources.
  • Conduct daily follow-ups with prospects.
  • Inspect display units and show apartments, ensuring they are fresh and report any needed repairs.
  • Exhibit a positive customer service attitude and represent the community well.
  • Tour prospective residents and balance their needs with overcoming objections.
  • Conduct application verification to ensure qualified applicants and submit to manager for approval.
  • Inspect rented units and check keys in advance of move-in dates.
  • Prepare lease agreements and collect initial fees.
  • Assist residents throughout the move-in process and prepare lease renewals.

Requirements

  • High school diploma or GED required.
  • Prior marketing or sales experience required.
  • Customer service experience is helpful.
  • Valid driver's license and automobile insurance are required.
  • Competence in using telephone, fax, copier, scanner, and computer, including e-mail, Microsoft Word, Excel, and data entry.

Nice-to-haves

  • Experience in real estate or property management is a plus.
  • Familiarity with social media marketing strategies.
