About the position

The Leasing Agent at Shannon Fox Kohner Properties Inc. is responsible for outreach marketing and developing strategies to maximize occupancy in the apartment community. This part-time role involves engaging with prospective residents, conducting market research, and maintaining positive relationships with local businesses to drive referrals. The Leasing Agent will also handle customer inquiries, conduct tours, and assist with the leasing process, ensuring a positive experience for all visitors and residents.

Responsibilities

• Greet and welcome all visitors, residents, and prospective residents.
• Answer telephone inquiries and encourage prospects to schedule appointments.
• Maintain knowledge of the apartment community, its amenities, and competition.
• Conduct monthly competition shopping to improve sales techniques.
• Perform weekly outreach marketing to local businesses and preferred employers.
• Compile and maintain a database of market comparables.
• Utilize social media advertising for marketing purposes.
• Record information on guest cards to ascertain needs and qualifications of prospective residents.
• Conduct daily data entry of all leads and marketing sources.
• Follow up daily with prospects and maintain communication.
• Inspect display units and report any needed repairs or concerns.
• Represent the community and company positively with a customer service attitude.
• Tour prospective residents and balance their needs with overcoming objections.
• Conduct application verification processes and submit to manager for approval.
• Inspect rented units and prepare lease agreements.
• Collect initial fees and assist residents throughout the move-in process.
• Prepare and process lease renewals and required paperwork.
• Perform data entry of service requests and market surveys.
• Complete any additional duties assigned by the Manager or Area/Regional Supervisor.

Requirements

• High school diploma or GED required.
• Customer service experience is helpful.
• Basic computer knowledge including Microsoft Word and Excel.
• Valid driver's license and automobile insurance with reliable transportation.
