About the position

Bach Team LLC is a multi-faceted residential development company that has been operational since 2006. The company encompasses several divisions, including Bach Homes, Bach Land and Development, The Land Group, Bach Investments, and FourSite Property Management. Due to sustained growth, Bach Team is expanding its development team to pursue and construct several highly desirable multi-family projects. The company is seeking a Construction Estimator/Purchaser who will be responsible for managing the procurement process for multiple apartment and townhome projects, typically consisting of 250-400 units each. This role involves assembling bid packages that include all necessary construction documents, obtaining and qualifying bids from subcontractors, and administering contracts with these subcontractors. The successful candidate will also be responsible for negotiating and implementing change order requests, as well as developing and maintaining strong working relationships with various stakeholders, including owners, managers, designers, supervisors, tradespersons, and craft workers. Infrequent travel may be required, and the role may involve performing other related duties as assigned by the Project Manager.

Responsibilities

  • Assemble bid packages with all construction documents.
  • Obtain and qualify all bids from subcontractors.
  • Administer all contracts with subcontractors.
  • Negotiate and implement all change order requests.
  • Develop and maintain good working relationships with owners, managers, designers, supervisors, tradespersons, and craft workers.
  • Perform other tasks as assigned by the Project Manager.
  • Conduct infrequent travel as required.

Requirements

  • Excellent verbal and written communication skills.
  • Conflict-resolution skills.
  • Thorough understanding of contracts, plans, specifications, and regulations.
  • Ability to read construction drawings and understand industry scopes of work.
  • College Degree or related experience in Accounting, Business, Architecture, Engineering, or Construction Management.
  • At least 2 years of construction experience required, preferably with multi-family construction.
