About the position

The Purchasing Manager at Hovnanian & Sons plays a crucial role in the construction of homes by overseeing the procurement of materials and services necessary for various projects. This position reports directly to both the Director of Construction and the Vice President of Operations, requiring a professional who is not only technically proficient but also possesses strong communication skills to effectively liaise with industry professionals and internal team members. The Purchasing Manager is expected to embody the company's values and commitments, promoting them both internally and externally. In this role, the Purchasing Manager is responsible for negotiating pricing for a wide range of products essential to home construction. This includes the purchasing and approval of goods and services, as well as coordinating and tracking construction and purchasing assignments. The individual will act as a liaison between various departments, ensuring that all aspects of the purchasing process are streamlined and efficient. Maintaining a comprehensive critical path schedule for current and potential projects is a key responsibility, along with keeping accurate records, plans, and documents, and responding to inquiries and correspondence in a timely manner. The ideal candidate will be a self-starter with a strong work ethic, capable of managing multiple tasks while adhering to established timelines. Strong organizational skills, exceptional interpersonal abilities, and the capacity to prioritize projects effectively are essential for success in this position. The Purchasing Manager must demonstrate a commitment to excellence in all aspects of their work, ensuring that the company's standards are met consistently.

Responsibilities

  • Work with design professionals to prepare construction documents ensuring consistency and clarity related to estimating, bidding, and contracting.
  • Establish and maintain outlined specifications and scope of work documents for each job and product type in collaboration with the Director of Construction.
  • Facilitate bid collection and prepare bid package information for new communities and/or new products within existing communities, including job specifications and standard features.
  • Monitor, review, and reconcile houseline job cost reports to ensure budget accuracy.
  • Maintain up-to-date lumber and other material purchase lists.
  • Participate in the exploration of new products, building systems, and services.
  • Coordinate on-site framing inspections for new products as required.
  • Review new vendor/subcontractor applications and qualify vendors for new products and/or communities.
  • Maintain accurate and current records of pricing and contracts.
  • Build relationships and negotiate with vendors to secure favorable terms.
  • Manage design gallery products and program systems.
  • Price and process Custom Price Requests (CPRs) for prospective and existing buyers with corresponding floor plans and product specifications.
  • Review and approve purchase orders for construction and customer service departments.
  • Manage current manufacturer rebate programs and research new rebate/builder programs.
  • Assist various departments including Construction, Purchasing, Sales, Site Development, Customer Service, and Accounting as needed.
  • Attend trade events as required, with travel expectations of less than 10%.

Requirements

  • 5+ years of purchasing and supervisory experience within a construction environment.
  • Proficiency in Microsoft Office Suite and excellent computer skills.
  • Strong communication, organization, negotiation, analytical, and project management skills.
  • Ability to work independently with minimal supervision.
  • Willingness to learn new tasks and take on new responsibilities as required.
  • Bachelor's degree in business administration or a related field is a plus.
  • Experience in Chain Management is a plus.
