About the position

The Purchasing Manager will lead the Purchasing Team for a prominent residential homebuilder, focusing on budgeting and cost management for home construction projects. This role emphasizes maintaining strong vendor relationships and ensuring project profitability through effective purchasing strategies.

Responsibilities

• Review new home sales contracts and develop accurate construction estimates.
• Analyze blueprints to determine materials and labor requirements.
• Maintain and oversee construction budgets, ensuring adherence to approved costs.
• Assess and integrate construction change orders into the overall project budget.
• Approve home construction invoices when necessary.
• Facilitate regular budget review sessions with the Production Team and report findings.
• Select and manage contractors, vendors, and suppliers while negotiating competitive rates.
• Set pricing for custom home options and monitor construction material returns.
• Provide initial pricing and estimates for homes in new subdivisions; maintain profitability reports.

Requirements

• 3-5 years of experience in residential homebuilding or estimating, OR
• A degree in Business, Construction Management, or a related field with 1-2 years of experience, OR
• Equivalent combination of relevant education and experience.
• Strong verbal and written communication abilities.
• Exceptional multitasking and priority-setting skills.
• Proficient in MS Office suite.
• Ability to interpret blueprints and site plans.
• Comprehensive understanding of the home construction process.
• Highly analytical, organized, and proactive.
• Valid driver's license required.
