About the position

The Purchasing Manager will play a crucial role in overseeing the purchasing operations for Dream Finders Homes LLC, specifically in the Charlotte, NC market. This position involves managing a team responsible for preparing budgets for various projects and ensuring that these budgets align with the overall business plan of the division. The Purchasing Manager will also be tasked with developing, evaluating, and maintaining a robust trade base to support the division's objectives. A significant part of the role includes providing routine cost reports and evaluations, as well as offering guidance on land purchases and product rollouts. The Purchasing Manager will work closely with the software systems in place to maintain the division's plans and options offerings, ensuring that all processes are efficient and effective. In addition to budget management, the Purchasing Manager will assist the Purchasing Director in implementing new subcontractors and mapping out options for new community builds. This includes scrubbing jobs to ensure budget accuracy and negotiating subcontractor pricing to achieve cost reductions. The role requires finding qualified trade partners who can deliver cost-effective construction solutions while maintaining high-quality standards. The Purchasing Manager will also participate in preparing reports, tracking information, and managing rebate information related to the Net Plus Contract Program. Overall, this position is vital for ensuring that purchasing operations run smoothly and contribute positively to the company's bottom line.

Responsibilities

  • Manage staff responsible for preparing budgets for market projects.
  • Develop, evaluate, and maintain a trade base to meet business plans.
  • Provide routine cost reports and evaluations for land purchases and product rollouts.
  • Assist the Purchasing Director with the implementation of new subcontractors.
  • Implement options mapping and new community build-out as directed by the Purchasing Director.
  • Scrub jobs to ensure budget accuracy.
  • Negotiate subcontractor pricing to achieve cost reductions.
  • Find qualified trade partners for cost-effective construction and quality.
  • Prepare reporting, tracking, and rebate information on the Net Plus Contract Program.
  • Update approved bid lists.
  • Perform all other duties as assigned.

Requirements

  • At least two (2) years of experience in estimating or purchasing for a production residential builder.
  • Bachelor's degree preferred, but not required.
  • Experience with New Star Enterprise or equivalent software and electronic take-off preferred, but not required.
  • Proficiency in MS Office, especially with spreadsheets.
  • Self-motivated with attention to detail and a positive attitude.
  • Strong organization and time management skills.
  • Exceptional written and verbal communication skills.
  • Ability to present ideas and solutions to leadership and key business partners.
  • Strong attention to detail and relationship-building skills.
  • Proficient in MS Excel, PowerPoint, and Word.
  • Valid Driver's License.
