About the position

The Purchasing Manager at Stanley Martin Companies LLC is responsible for managing all purchasing needs and negotiations related to assigned trade material types. This role involves overseeing production budgets, contracts, and scopes of work, while ensuring best practices are followed to minimize legal and financial risks. The Purchasing Manager will also be involved in market testing costs, maintaining competitive pricing, and developing long-term relationships with trades to negotiate favorable pricing. This position plays a crucial role in ensuring the efficiency and effectiveness of the purchasing process within the company.

Responsibilities

  • Oversee the supervision of production budgets, contracts, and Scopes of Work.
  • Migrate purchasing from a subcontractor/vendor quotes basis to a Unit Price basis.
  • Create base and elevation budget estimates for new products and neighborhoods.
  • Ensure and promote 'Best Practice Operating Procedures' to limit legal and financial exposure.
  • Maintain Master Agreements with Exhibits, Scopes of Work, and correspondence.
  • Regularly market-test costs and labor/material demands.
  • Maintain department systems and procedures for efficiency.
  • Ensure distribution and ratification of Master Contracts.
  • Process Work Order revisions as required.
  • Research and recommend solutions for material shortages.
  • Direct involvement with price negotiations and cost savings initiatives.
  • Maintain Homebuilder One ERP system for cost management.
  • Attend precontracting meetings to ensure activities are completed prior to bidding.
  • Assemble Trade Partner Bid Analysis and provide recommendations for bid awards.
  • Manage the creation of neighborhood-specific product books.
  • Facilitate Neighborhood Specification meetings and Final Neighborhood Start meetings.
  • Review lot simulations for successful lot starts and direct cost reserves.
  • Manage contract maintenance through regular assessments.
  • Develop long-term relationships with trades for best pricing negotiations.
  • Complete all other duties as assigned by manager.

Requirements

  • College degree preferred.
  • Purchasing manager experience.
  • Experience working with contracts and/or budgets preferred.
  • Exceptional Excel, Word, and PowerPoint skills.
  • Strong organizational skills and attention to detail.
  • Ability to multi-task and maintain a positive attitude.
  • Strong written and verbal communication skills.
