About the position

As a Community Sales Manager at Taylor Morrison, you will play a pivotal role in creating a welcoming environment for future homeowners. Your primary responsibility will be to manage and maintain the model and community as if it were your personal retail business. This includes ensuring that the model is opened at least 15 minutes early, completing a full model opening process that encompasses turning on all lights, replacing burned-out bulbs, ensuring cleanliness, and maintaining the overall aesthetic of the community. You will conduct weekly customer care calls and community team meetings to review the status of community backlogs, closings, starts, and customer issues. It is essential to maintain a clean and complete inventory of all sales collateral and ensure that all flags and exterior signage are well-maintained. In this role, you will be responsible for completing the buying experience with every customer until they decide to end the process. This includes obtaining commitments from prospects through contracts, home-site reservations, or scheduled appointments. You will work closely with your sales partner, construction team, design studio coordinators, mortgage team, and customer care coordinators to ensure a seamless experience for the customer. Follow-up is crucial, and you will need to maintain constant communication with buyers regarding their mortgage process and design studio status. Additionally, you will develop and implement a lead generation plan to meet and exceed sales goals. This proactive approach will involve reaching out to various sources for new leads, including existing homeowners, REALTORS, and local business leaders. You will also need to understand blueprints and community options, maintain knowledge of HOA deeds, and ensure compliance with community rules. A positive attitude, problem-solving skills, and a professional appearance are essential attributes for success in this role. You will be expected to meet or exceed sales and closing goals every month and maintain accurate records of all prospects in the MSCRM system.

Responsibilities

  • Complete required follow-up with all internal customers and prospects by telephone.
  • Execute clean and precise paperwork and submit all contract documents timely.
  • Maintain knowledge and status of your buyer's mortgage process and ensure communication with mortgage personnel.
  • Attend all pre-construction meetings when possible.
  • Develop and implement a lead generation plan to meet sales goals.
  • Understand how to read blueprints and know all community options.
  • Maintain a current inventory list and ensure homes are clean and presentable.
  • Be knowledgeable about HOA deeds, school systems, and community covenants.
  • Meet or exceed sales and closing goals every month.
  • Register all prospects and record them in MSCRM immediately.

Requirements

  • Active Real Estate License (where applicable by state).
  • Proficient in all Microsoft Office Applications and possess savvy computer skills.
  • Highly organized with good documentation skills.
  • Customer service oriented with a belief that the customer is the number one priority.
  • Ability to be flexible and prioritize tasks to meet deadlines.

  • Experience in real estate sales or a related field.

Benefits

  • Target compensation of $150,000 based on sales performance.
